TOF 5 is a newly created closed end fund which has been established to target property investments which do not fit the profile of the Group. Typically, these investments will have greater opportunity for capital growth, but will involve a greater level of risk than the property investments made by the Trusts, which focus primarily on an established distribution yield.
TOF 5 will also employ higher gearing than the Group to enhance investor returns. Immediately following completion of the Offer, Trafalgar Corporate will hold a 17.5% interest in TOF 5. TOF 5 has received commitments for $17 million in equity from Private Equity investors.
Trafalgar Corporate Group through its Fund, Trafalgar Opportunity Fund No. 5 has recently acquired a six level commercial office building within the Strathfield centre business area. The investment is the first for the Fund.
9 Redmyre Road, Strathfield is ideally positioned in the heart of the popular Strathfield business district, a major junction in the Sydney rail network. The building is centrally located, being just 300 metres from the bus and rail interchange.
The building was completed in 1989 and as well as having six levels of commercial office space it has two and a half levels of basement car parking with capacity for 83 vehicles.
Trafalgar Corporate Group through Trafalgar Opportunity Fund No. 5 developed the building into commercial strata offices.
